Recently erected signs by where I live. Prohibitive signage so only can be pursued under a fort of trespass by the actual land owner?

how can you park , you will have to walk to reception to register


I also see that there is no fee , sorry missed it , it was so small

Civil Enforcement issues a huge number of claims and the trespass issue is only one of the defence points

Another point is the near certainty that it doesn't have a contract with the leisure centre

Contracts are nearly always in the name of a "clean" sister company that sub-contracts to CEL

It's a bit academic because CEL always backs down if a claim is met with a serious defence

The sign reads as forbidding to me. It is offering parking only to permit holders, so anyone else is not permitted to park there (i.e., is trespassing). Assuming it is a term of the contract, the instruction that drivers must "register for a permit" at the leisure centre certainly leaves quite a lot of material terms unclear from the signage alone. Is a consumer supposed to be reasonably agreeing--at the time of parking--to a parking contract that may contain other terms available only on a touch screen terminal located within a building which may not be open 24 hours, and omits the price term (i.e., the cost of the permit) entirely? I think not.

The sign is there simply to support CEL's speculative invoice business. Most people pay up (so I've heard), so why bother with a legally enforceable contract and all the hassle that would require?
